1. Review your property tax assessment
- Does it look right? Do you feel it should be lower?
- Are there mistakes?
- Is the assessed value higher than the actual market value?
Cook County has some of the highest property taxes in America, and with every triennial reassessment, that number is only growing further out of control. With some properties seeing increases of up to 500% in some areas, it has become critical to protest your Cook County property taxes every year. Your property taxes can increase at any time, even outside of a reassessment, you need someone to watch your back.

When O’Connor’s team analyzes your property for appeal, we handle all the details. Our qualified tax agents work with appraisers, and our research team to prepare comprehensive valuation and equity analyses, gathering competing sales and unequal appraisal data to support a value decrease on your behalf. O’Connor represents you directly before the Cook County Assessor and the Cook County Board of Review. If your case is not resolved at those levels and an appeal to the Illinois Property Tax Appeal Board (PTAB) is warranted, O’Connor refers your case to a lawyer, who will evaluate your case and handle your representation before PTAB. Our coordinated approach gives you the advantage- from initial analysis through resolution, at every state of the Illinois property tax appeal process.

O’Connor Property Tax Consultants help their clients save money by using two strategies.
Strategy #1 – The property tax consultant will provide detailed analysis for attorneys based on fair market value. This data can be used to argue that the assessor’s value estimate exceeds the market value. In the majority of townships, the assessor overestimates the valuation of approximately 50% of the properties, particularly residences. 100% of market value is targeted by the assessors.
Strategy #2 – The property tax consultant will study the unequal valuation of dwellings. An unequal appraisal protest is based on the Cook County Assessor’s decision that comparable neighboring residences are assessed at a reduced value. The vast majority of properties in Cook County can be documented as unequal appraisal, as evidenced by experience.
Many property owners will assume the assessor’s value is accurate or is too high or low, and there is no benefit to protesting their property taxes. However, this is not the case. Yearly revaluation appeals are likely to succeed over 95% of the time. For townships in Cook County, the data indicates that commercial property assessments were reduced by approximately 17.7% annually.
